When we invest in a manufactured housing community, we invest in the residents who call that community home. We offer clean, safe, and beautiful neighborhoods that instill pride for those who live there.
To achieve that goal, every new park we purchase receives a thorough assessment of the infrastructure and aesthetic upgrades needed to meet our quality standards. Then the hard work begins.
When necessary (and often it is necessary), we repair roads, upgrade septic systems, landscape common areas, remove trash and debris, install new lighting, and more.
Here are some examples of the improvements we have made in our communities:

- Roads and driveways/parking spaces: Often the most neglected and costliest to repair, roads are the first thing we address when we take over a property. We then have them repaved, sealed, and/or install parking spaces as needed. For example, Holiday Hills is located in Lincoln Beach, Oregon, which gets rain 300 days per year. Before we purchased Holiday Hills, residents were navigating loose rock roads in this weather. Now, they have paved roadways and even driveway pads at each space.
- Laundry facilities: For our parks with onsite laundry facilities, we have installed new washers and dryers, upgraded from coin-operated machines to mobile payments, and have replaced doors, painted walls, and made other repairs as needed.

- Brand New Homes: Manufactured homes offer an affordable alternative to site built homes (and tiny homes are on trend)! Because tiny homes are by definition fewer than 400 square feet, they provide affordable housing for more people per acre than traditional single-family homes. Through our tiny home conversion program, as spaces become available in our parks, we replace the older, less efficient mobile homes in those spaces with brand new, highly-desirable tiny homes.
- Sewer, Water, and Septic Upgrades: Problems with sewer, water, and septic systems are often undetectable…until they’re not! That’s why it’s important for us to have a thorough inspection of sewer, water, and septic systems to determine if repairs or upgrades are needed. In many of our communities, we have had to replace the motor, piping, water/pressure tank, meters and more.
- New Streetlights or Repair of Old Ones: For safety reasons, adequate outdoor lighting is critical. Many parks come without, so we install new lights where needed.
- Landscaping and tree/limb removal: With the increase in the intensity of wildfires in the west, we help protect our residents’ homes by removing excess tree limbs and ensuring adequate space between trees and houses.
- Job Creation: Each of our parks employs a community manager onsite. Qualified park residents are often selected for this role. This creates jobs for people who need them, while ensuring that the community manager is full committed to making the park a great place to live…a win-win!!
Other repairs not listed above upgrading or adding storage facilities on site, repairing structures in common areas like picnic benches and gazebos, and installing new mailboxes and speed limit signs.
